Drywall Cost Calculator

Estimate what it costs to hang, tape, mud, and finish drywall. Enter the total surface area, your finish level, and whether you need old drywall removed — then watch the range update instantly.

Estimates use US customary units (square feet) and USD.

sq ft

Total surface area to be drywalled. For a room, add wall area (perimeter × height) plus ceiling area if applicable.

Level 4 is the residential standard. Level 5 adds a skim coat for the smoothest painted walls. Level 3 is typically used under texture or tile.

Ceiling work adds labor time due to overhead positioning. Toggle on if ceilings are included in your area figure.

What drives drywall cost

Three factors move the number the most: total area (more square footage means more sheets and more finishing labor), finish level (Level 5 skim coat adds a full extra pass), and whether existing drywall must be removed first. Ceiling work consistently costs more per square foot than wall work because of the overhead labor involved.

Understanding drywall finish levels

  • Level 3: Tape embedded, one coat of compound over fasteners and tape. Used under heavy texture (skip trowel, knockdown) or tile. Not suitable for flat paint.
  • Level 4: Tape embedded, two coats of compound, sanded smooth. The standard for most residential paint applications. Required for flat or low-sheen paints.
  • Level 5: All of Level 4, plus a full skim coat of joint compound over the entire surface. Delivers the smoothest result and is recommended wherever critical lighting, gloss paints, or high-end finishes are used.

Tear-out: when to remove old drywall

Existing drywall in good condition (no water damage, mold, or significant cracks) can often be patched or skimmed rather than removed. Tear-out makes sense when the board is structurally compromised, when you need to access plumbing or electrical behind the wall, or when a full gut renovation is already underway. Demo adds labor, disposal fees, and a dumpster to the total.

Tips for keeping costs down

Avoid removing sound drywall, specify Level 4 in rooms with low natural light (imperfections are less visible), and consolidate work so a single crew handles multiple rooms at once. Providing clear, unobstructed access on project day also keeps labor hours down.

Frequently asked questions

How much does drywall installation cost per square foot?

Total installed cost — materials plus labor — typically falls in a wide range depending on finish level, whether ceilings are involved, and your local labor market. Use the calculator above to get an illustrative estimate for your specific inputs, then confirm with contractor quotes.

What is the difference between drywall finish levels?

Level 3 is a rough finish suitable for heavy texture or tile and is the least expensive. Level 4 is the residential standard for painted walls and ceilings. Level 5 adds a full skim coat for the smoothest possible painted surface — preferred in high-light areas — and adds meaningful labor cost.

Why does ceiling drywall cost more to install?

Working overhead is slower and more physically demanding. Hanging sheets on the ceiling often requires extra crew, a drywall lift, or scaffolding, which adds to labor time and cost.

Does this calculator give verified prices?

No. The figures are illustrative planning estimates compiled for demonstration purposes — not verified current market prices. Use the result as a starting reference and always get written quotes from licensed local contractors.

How can I reduce my drywall project cost?

Minimize tear-out where the existing drywall is structurally sound, choose Level 4 finish rather than Level 5 in low-traffic rooms, and get at least three quotes. Bundling drywall work with other renovation tasks can sometimes reduce mobilization costs.
